Every great deal starts with a connection and this one was no exception. The Marketplace at Princeton came to us through a trusted colleague and longtime friend who knew exactly what kind of opportunity we were looking for. This wasn’t a property sitting on a listing site this was an off-market gem that required insider knowledge to unlock.

Back in September 2024, we first went under contract. Everything was lined up: the numbers worked, the location was ideal (Nikki grew up 10 minutes down the road), and the fundamentals of the deal were solid. But, as with many real estate transactions, the journey wasn’t entirely smooth. There were key terms that required deeper discussion, and negotiations stretched longer than we initially anticipated. The deal was on life support, but we were able to recover it and bring it back to market.

What followed was a period of careful analysis, renegotiation, and persistence (2/3 the GP team also mixed a new born baby girl in the middle). We didn’t walk away. Instead, we worked collaboratively with the seller to find common ground. And in the end, we reached a deal that not only held strong for the original business case but actually came back stronger—with better lease terms and the continued value-add components that made the offering even more attractive.
